Where each one wins

  • Hardwood — main living areas, bedrooms. Refinishable, the most resale-friendly.
  • Engineered hardwood — over concrete, basements with low moisture, or radiant heat.
  • LVP — kitchens, bathrooms, laundry, basements. Waterproof, kid- and pet-proof, easy DIY.
  • Porcelain tile — bathrooms, mudrooms, sunrooms. Slip-rated options for wet areas.
  • Laminate — tight budget bedrooms.
  • Carpet — bedrooms and stairs for sound and warmth.

What to actually pay attention to

  1. Wear layer (LVP) — 20-mil for residential, 28+ for active families.
  2. Plank thickness — 5mm+ feels solid; 4mm is thin.
  3. Underlayment — affects sound, feel, and warranty.
  4. AC rating (laminate) — AC4 minimum for living areas.
  5. Subfloor flatness — 3/16" over 10 feet is the standard. Pros include leveling in the quote.

The "free installation" trap

Big-box stores advertise free install but charge for everything else — removal, subfloor prep, transitions, baseboards, furniture moving. A clean line-item quote from a flooring contractor is almost always cheaper and better.
