The Home Renovation Checklist (Plan, Hire, Execute)
Every step from 'we should renovate' to 'final punch list,' in the order a project manager would do them.

Phase 1: Plan (4–8 weeks before any quotes)
- Define the scope in one paragraph. "Gut and modernize the kitchen, including new layout."
- Set a target budget and a 15% contingency.
- Decide must-haves vs. nice-to-haves.
- Look at 30+ inspiration photos, save a shortlist.
- Hire a designer for kitchens, baths, additions ($1,500–$5,000) — they more than pay for themselves.
- Confirm zoning, HOA, and historical-district rules.
Phase 2: Hire (3–6 weeks)
- Post the project (with photos and scope) on QOTA — free.
- Collect 3–5 written, itemized quotes.
- Verify each contractor's license, insurance, and reviews.
- Visit one finished job and one in progress in person.
- Negotiate, sign, and schedule with a 5–10% deposit.
Phase 3: Pre-construction (1–4 weeks)
- Order long-lead items (cabinets, windows, custom tile) before demo.
- Apply for permits.
- Set up a temporary kitchen / bath if needed.
- Pack and store anything fragile in the work area.
Phase 4: Construction
- Walk the job site daily for 5 minutes.
- Approve any change order in writing before work proceeds.
- Pay milestone draws on completion, not promise.
- Take dated photos every Friday.
- Keep a punch list as you go — don't wait until the end.
Phase 5: Closeout
- Walk the punch list together with the contractor.
- Get final lien waivers from every subcontractor.
- Get a copy of every warranty, manual, and the closed permit.
- Hold a small retainer (5%) for 30–60 days for emerging issues.
- Post a review and tip the crew if they were great.
