HVAC Maintenance Tips That Add Years to Your System
What to do monthly, seasonally, and annually to get 15+ years out of your AC and heating system.

Monthly
- Change the air filter (or check pleated 4-inch filters every 60–90 days). The single highest-impact habit.
- Look at the outdoor unit — pull leaves, grass clippings, dryer lint off the fins.
- Listen for new noises — squealing, clicking, grinding. Catch them at $200, not $2,000.
Spring (before cooling season)
- Schedule a professional AC tune-up ($120–$200). Pro checks refrigerant, capacitor, contactor, drain line, blower, electrical.
- Pour a cup of distilled vinegar down the condensate drain line — prevents algae clogs.
- Test thermostat batteries.
- Vacuum supply and return registers.
Fall (before heating season)
- Schedule heating tune-up.
- Test CO detectors.
- If you have gas heat, inspect the flue pipe for rust or damage.
- Replace humidifier pad on whole-house systems.
Annually (or as needed)
- Have the indoor coil and blower wheel cleaned every 2–3 years.
- Inspect insulation on outdoor refrigerant line (re-wrap if cracked).
- Clear 2 feet of space around the outdoor condenser.
The single biggest mistake
Ignoring the condensate drain line. A clogged drain triggers a safety float switch (shutting down cooling) or — worse — overflows and damages drywall, ceilings, even floors. Five minutes of vinegar in the spring prevents it.
When to call a pro mid-season
- Frozen line set (turn off; call same day)
- Water under the air handler
- Burning smell that doesn't go away after 10 minutes
- Loud metal-on-metal noise
- Repeated tripping of the breaker
