Roof Leak Warning Signs You Shouldn't Ignore

The small clues that mean your roof is leaking — often months before water shows up inside.

By QOTA Team

Inside the house

  • Brown or yellow ceiling stains — even small ones. Water travels along framing before it drops.
  • Bubbling or peeling paint on a ceiling or upper wall.
  • Musty smell in the attic or upstairs closets.
  • A drip during heavy wind-driven rain (not just any rain) — often a flashing issue at a vertical wall or chimney.

In the attic

  • Dark water stains on rafters or decking.
  • Light coming through where it shouldn't.
  • Wet insulation — compressed, dark, or visibly damp.
  • Rusted nail tips poking down — chronic condensation.
  • Mold on the underside of decking near a leak point.

On the roof (binoculars from the ground)

  • Missing, lifted, or curling shingles.
  • Granules in the gutters — like coarse sand. Sign of end-of-life shingles.
  • Cracked or damaged flashing around chimneys, vents, skylights.
  • Sagging ridgeline — structural problem; call immediately.
  • Tree branches that touch the roof.

What it costs

  • Targeted repair (one flashing, a few shingles): $400–$1,500
  • Section repair: $1,500–$3,500
  • Full replacement: $8,500–$18,000 (see our roof replacement guide)

Why fast matters

Roof leaks rarely fix themselves. A $600 flashing repair this month becomes $3,000 of drywall and insulation removal in six months, plus the original roof fix. If your insurance is involved, document everything with dated photos before any work begins.
